Division: Capital
Capital.
Capital is not a finance desk alone. We serve sophisticated investors, funds and family offices — co-investing alongside partners, advising on strategy, and using London real estate as the instrument to deliver returns.
"We do not simply arrange finance. We partner on the thesis, put capital alongside yours where the partnership warrants it, and use property as the tool — buy, reposition, change use, flip, or hold for income."
— Brick & Fortune Capital Desk
Three Pillars
Partnership. Thesis. Execution.
Capital Partnership
We work alongside sophisticated investors, property funds and family offices — contributing capital and execution to shared partnerships, not advising from the sidelines.
- •Co-investment alongside operating partners, syndicates and fund LPs
- •Single-asset engagements from £2M; portfolio relationships above £10M
- •GP/LP alignment and carried-interest structures where appropriate
- •Introduction-based engagement for institutional counterparties
Real Estate as the Instrument
Property is the executable asset class. We source, underwrite and manage the deal; you deploy capital against a defined return thesis.
- •Off-market sourcing and investment-grade underwriting
- •Exit modelling before entry — flip, refinance or long hold
- •End-to-end execution: legal, planning, contractor, disposal
- •Active portfolio management through refurbishment and repositioning
Structure & Finance
Finance and tax architecture enable the thesis — they do not replace it. We structure every acquisition for execution and exit.
- •SPV, LLP and trust vehicles for acquisition and hold
- •Bridging, development finance, BTL and commercial lending
- •SDLT, ATED, CGT and IHT modelling before commitment
- •Refinance and capital extraction on completed value-add
Who We Partner With
- • Property funds and private equity investors seeking London co-GP or deal-flow partnerships
- • Family offices with direct real estate allocation programmes above £5M
- • Sophisticated investors deploying £2M+ per transaction on value-add strategies
- • Operating partners seeking capital alongside acquisition and refurbishment execution
- • Commercial and mixed-use investors diversifying beyond residential hold
Investment Strategies
Active strategies on the desk.
Buy, Refurbish & Reposition
Acquire below market, execute a defined refurbishment scope, and exit via resale, refinance or long-let stabilisation. We manage contractor selection, programme and cost control — capital is deployed against a modelled GDV, not a brochure.
Change of Use
Commercial-to-residential, office-to-resi, and permitted development conversions where planning gain drives the return. We assess planning risk, comparable exit values and hold-vs-flip logic before commitment.
Flip & Value-Add Exit
Short-to-medium hold strategies targeting forced appreciation — light refurb, reconfiguration, or cosmetic upgrade with a defined disposal timeline. Bridging in, GDV refinance or open-market exit.
Commercial & Mixed-Use Acquisition
Office, retail, HMO, light industrial and mixed-use assets underwritten on yield and repositioning potential. Suitable for investors building income plus upside beyond pure residential.
Discuss a Capital Partnership
Whether you are deploying fund capital, co-investing on a single asset, or building a value-add portfolio — we model the thesis before a single offer is made.
