Fee Structure

How We're Paid — By Division

Six divisions, one principle: on every transaction we act for the buyer only. Each division has a single fee model — never both sides of a deal.

There is no overlap between divisions and no hidden commission. On the buyer-side desks the buyer pays a clear percentage, agreed before we start. On the developer-side desks the introduction costs you nothing — the developer pays. Capital and Private Office are scoped to the brief. We do not recommend a property we would not buy ourselves, which is why how we are paid never shapes what we put in front of you.

01 · Invest in London

Source & Rebuild

3% of the purchase price, paid by the buyer; refurbishment management is scoped separately. We never take a fee from the seller on your acquisition — loyalty stays with you throughout.

02 · Buying Agent

Ready-Property Buyer Representation

3% of the purchase price, paid by the buyer. On ready property — resale, refurbished or newly completed — we never take a fee from the seller.

03 · Elite Developments

Developer Partnerships

No cost to the buyer. Commission for the introduction is paid by the developer — new build and conversion, London-wide.

05 · Capital

Commercial Conversion & Capital Advisory

Capital advisory and execution fees, scoped to the brief. Independent commercial advisory for investors and institutions — we never deploy our own capital.

06 · Private Office

Represent & Advise

Retained advisory by referral. UK representation and corporate stewardship — engagement terms are agreed privately for the relationship.
