Who we are

Property is not the goal — it is the instrument of your capital.

We are a full-time, institutional-grade real estate investment advisory based in Knightsbridge. We work only in London Zone 1, only on freehold stock, and only on off-market opportunities.

Many firms in Turkey sell London project inventory; few offer the same end-to-end model. Most sell leasehold — long-term use rights. We focus on freehold: ownership of the land and the building.

Our founder, M. Serhat Saatci, brings 25 years from Koç and Soyak through his own brands (Empro · Pro-J · Dr. House) — a 360-degree luxury residential ecosystem, now applied in London.

We work in Turkish and English, with teams in Istanbul, Ankara and Dubai. The assets we present are heritage-grade, character-rich and priced with discipline below intrinsic value where the thesis allows.

The estate agent represents the seller — we represent you.

In England, the estate agent legally represents the seller only and protects their interests alone. We provide Buying Agent services: we work exclusively for you as the buyer, we are legally accountable to you, we protect your rights, and we do not take commission from the seller.

Their contract is directly with you. They search the market on your behalf and protect your budget and interests. Their goal is to secure the property at the most advantageous price and terms. We take no fee from the seller — our fee is paid by the buyer. Like having your own side's solicitor.

The selling agent owes no legal duty to you as the buyer. Without professional buyer-side representation, you protect your rights alone.
